When Old Insulation Has to Go

Insulation Removal & Replacement makes sense when what is in the attic or under the floor is doing more harm than good. In Santa Rosa that often means insulation that took on smoke during the 2017, 2019 or 2020 fire seasons, attic insulation soiled by rats or mice, batts that have fallen or soaked up water in a crawl space, or loose fill packed so flat it no longer does much.

How removal works

We set up a high-powered vacuum outside, run hoses into the attic or crawl space, and pull the old material out into bags or a container for disposal. Floors and belongings in the path are covered. Removal also makes the space visible, which is when we find and seal the leaks the old insulation was hiding.

After removal

Once the space is clear, we air seal, sanitize if rodents were present, and reinsulate. In an attic that usually means blown-in to R-38 or R-49 (ENERGY STAR's zone 3 targets) or spray foam on the roof deck. Under a floor it means R-19 batts or closed-cell foam.

Asbestos and vermiculite

Some older attics have vermiculite, which can contain asbestos. We do not disturb it. If we see it, testing and removal by a licensed abatement contractor comes first. HomeAdvisor lists asbestos removal at $1,190 to $3,255.

Spray foam removal

Old or failed spray foam can be removed, but it costs more than loose material because it has to be cut or scraped off.

Rodents in the attic

Rats and mice often find their way into attics, especially on rural and wooded lots. Soiled insulation holds odor and droppings. Removal, sanitizing, sealing the entry points we can identify, and reinsulating is the usual sequence; pest control for active infestations comes first.

Is replacement worth it?

If the old insulation is clean and just thin, topping it up is cheaper than removal. We only recommend removal when the material is contaminated, wet, or in the way of air sealing.

Insulation Removal & Replacement Questions

Does smoke-damaged insulation need to be replaced?

Not always, but smoke odor in insulation tends to linger. Many owners replace it; check with your insurer about coverage first.

How long does removal take?

Most attics take a day to clear and a day to reinsulate.

Is removal messy?

The material goes straight from the attic through hoses to bags outside. We cover the path through the house.

What if I have vermiculite?

We do not disturb it. Testing and, if needed, abatement by a licensed abatement contractor comes first.

Can I just add new insulation over the old?

If the old material is clean and dry, yes, and that is cheaper. If it is soiled, wet or smells of smoke, covering it keeps the problem in the house.

Do you remove insulation from crawl spaces too?

Yes. Fallen or wet batts under the floor are pulled out and bagged, and moisture is checked before new insulation goes in.
